Type of Work: Evaluation and repair design to address structural deterioration and waterproofing issues at four (4) existing plazas that were constructed upon four (4) individual one (1) level below grade pre-cast pre-stressed concrete parking garage structures. The project was broken into four (4) separate phases and involved the enhancement and modernization of the plaza hardscaping and landscaping, removal and replacement of the plaza waterproofing and the implementation of certain structural repairs to the foundation walls to address structural cracking issues.  The landscaping design incorporated an intensive planting system that covered approximately one third of the garage structure below while the plaza area received a pre-cast concrete paver in a pattern along the side of and within the private patio areas. Planter walls and stand alone planters and wood privacy fencing was installed at the plaza level. Under a prior rehabilitation phase, the garage soffit (ceiling) located immediately below the plaza structure also received column repairs as well as strengthening in the form of grouted coupled reinforcing bars to address the tendon bond loss encountered in the hollow core planks at isolated locations. An expansion joint was installed at the transitions between the plaza deck and the adjacent structures.

SRG’s Role: SRG was retained to perform an investigation of the plaza deck waterproofing system and perform a condition assessment of the plaza’s and garage structures. Based on our findings SRG developed a design package for the plaza and garage structural repair, and waterproofing replacement. SRG also worked collaboratively with the Owner to develop the architectural finishes and materials they desired for incorporation into the plaza hardscaping design. This design package was competitively bid after which SRG assisted the Owner in the contract negotiations and performed construction observation and contract administration services during the plaza and garage construction phases

Type of Work: Evaluation and repair design to address structural deterioration and waterproofing issues with an existing plaza and two (2) level garage structure, enhancement and modernization of the plaza hardscaping and landscaping, removal and replacement of the plaza waterproofing and chemical injection of foundation walls to address water leakage issues.  The landscaping design incorporated an intensive planting design that covered over half of the plaza area while a concrete paver surfacing was installed along the drive isle and side walk areas. Planters, seating areas, a fountain were installed at the plaza level as well as guard railings along the perimeter edges of the elevated plaza.  The plaza structure also received an expansion joint along the plaza-to-building transition.

SRG’s Role: SRG was retained to perform an investigation of the plaza deck waterproofing system and perform a condition assessment of the plaza and garage concrete structure. Based on our findings SRG developed a design package for the plaza and garage structural repair, and waterproofing replacement. SRG also worked collaboratively with a Landscape Architectural firm who was retained by the Owner. This design package was competitively bid after which SRG assisted the Owner in the contract negotiations and performed construction observation and contract administration services during the plaza and garage construction phases

Type of Work: Evaluation and repair design to address structural deterioration and waterproofing issues at a one level elevated parking deck that was constructed over an on-grade parking garage. The project involved a one-way joist and beam system that was in disrepair. The concrete structure was surveyed and repaired after which the deck was overlain with a membrane waterproofing system. A guard perimeter wall was constructed and water management devices were installed to collect and control storm water runoff. A cast-in-place concrete topping slab was installed over the membrane waterproofing to provide a wearing surface for the vehicular and pedestrian traffic.

SRG’s Role: SRG was retained to perform an investigation of the concrete parking deck and waterproofing system and perform a condition assessment of the overall parking structure. Based on our findings, SRG developed a design package for the garage structural repairs and parking deck renovation as well as waterproofing system replacement. The design package was competitively bid after which SRG assisted the Owner in the contract negotiations and performed construction observation and contract administration services during the plaza and garage construction phases.

Type of Work: Concrete parking deck repair and partial replacement of an on-grade and cast-in-place concrete one-way joist system as well as application of vehicular traffic bearing coating system at the two (2) elevated garage levels. Work also involved the replacement of the front entrance roof canopy system. The work also involved the evaluation and repair of the private balconies.

SRG’s Role: SRG was retained to investigate the level of deterioration of the balcony and garage concrete and develop a remedial repair design package that was then used to solicit competitive bids. SRG assisted the owner in the contract negotiation phase and performed construction observation and contract administration services during the construction.

Construction Contract Value: $150,000 to $350,000 (varies)

Type of Work: Structural stabilization including helical pier underpinning and subsurface drainage modifications. This work also involved foundation and masonry wall repairs and foundation waterproofing as well as crawl space ventilation and vapor barrier enhancements.  Subsurface drainage was also addressed as part of the remedial work.

SRG’s Role: SRG was retained initially to investigate the structural settlement and differential movement occurring at one (1) building where significant masonry wall distress was visible. A geotechnical consultant was retained to evaluate the subsurface conditions and provide recommendations for stabilization and water management. SRG developed a remedial design package for the subject building and the package was competitively bid. SRG assisted the Owner in the contract negotiation phase as well as performed the construction observation and contract administration services during the construction phase of work. SRG also served as the Structural Engineer of Record on this project.

Three (3) other buildings experienced differential foundation settlement over a period of several years that required stabilization as well. These buildings also required underpinning using helical piers and subsurface drainage systems. Masonry repairs to address various masonry issues were also included in each of these projects.

The project also included a property wide survey to identify and prioritize the buildings into three (3) categories as follows:

  1. What buildings require or may in the future required foundation stabilization;
  2. Which buildings require masonry façade maintenance/repair and should be surveyed periodically; and
  3. Which buildings are low priority and seem to not be impacted by shrink/swell sensitive clay soils.

This survey was used as the basis for future planning and budgeting in anticipation of the need for future foundation stabilization, masonry repair and periodic maintenance work.

Type of Work: The work involved repairs to a severely deteriorated and distorted masonry façade which required removal and replacement of the brick masonry façade and installation of new steel shelf angles and through wall flashings.

SRG’s Role: SRG was retained to investigate the masonry façade and develop a remedial design package for the repair of the wall system which incorporated a phasing plan that was reviewed and updated annually over the duration of this multi-year, multi-phase project. This project was competitively bid and SRG assisted the Owner in the contract negotiation process. The project is currently on going and SRG was been working with the Owner on this project since 2003.

Type of Work: The work mainly involved repairs to a severely deteriorated masonry façade that experienced bulging and was deemed unstable in areas. The remedial work included partial replacement of the masonry façade and installation of through wall flashings and horizontal relief joints. In addition, the project involved repair and in some instances replacement of portions of the terrace waterproofing systems located at various levels on the building.

SRG’s Role: SRG was retained to investigate the masonry façade distress at the building, and develop a repair design package to address the global repair of these elements in a multi phased approach to accommodate the Owners budgeting/cash flow. This work was competitively bid and SRG assisted the owner in the contract negotiation phase. SRG also performed construction observation and contract administration services during construction phases of the work which spanned eight (8) phases over nine (9) years. As part of the work SRG developed a prioritization plan to assist the owner in implementing the work and would update this plan annually as part of the Owners cost management plan.

Type of Work: Concrete balcony repair, drainage enhancement and application of a traffic bearing coating to a cast-in-place concrete balcony / walkway.

SRG’s Role: SRG was retained to investigate extensive concrete deterioration at an elevated walkway that served as an emergency egress for the school gymnasium. SRG performed an assessment of the existing structure including obtaining concrete core samples for petrographic testing. We designed a repair package to enhance the drainage provisions for the walkway and a waterproofing system to protect it from future exposure to water and chlorides. SRG served as the Engineer of Record and Critical Structures Inspector during the construction phase.  The work was performed under a tight schedule due to the approaching sports season.

Type of Work: Replacement of steel and wood framed balconies.

SRG’s Role: SRG was retained to investigate the balconies at the subject property which consisted of two (2) styles of balconies.  A portion of the project included wood framed balconies while the other portion of the project included balconies that consisted of a combination of wood and cantilevered steel framing.

SRG was retained to develop a design package to replace both deck types.  The hybrid wood/steel type required significant reframing utilizing steel posts and beams and new footings to support the modified structure, enhanced to meet current code requirements.  The project was challenged with a tight balcony replacement time frame as HVAC units located on some decks needed to be temporarily decommissioned and relocated during the work.  SRG’s services included investigation, design, bidding, construction observation and contract administration for the project. The project was performed in two (2) phases over sequential years.

Number of Stories: 14 stories

Type of Work: The restoration project included the repair of deteriorated concrete, installation of new sealants, application of pedestrian membrane coatings the walkways, application of a protective coating on the exterior building surfaces, replacing the deteriorated stucco and repairing the deteriorated pre-stressed concrete planks where repair was not possible. Details were implemented to help protect the pre-cast columns from experiencing accelerated deterioration at specific positioning pinions.

SRG’s Role: SRG was retained to perform an investigation and condition survey of the severely deteriorated façade, walkways and balconies, as necessary, to generate a written report.  Our survey included sampling of the walls and walkways to determine the materials used in construction as well as performing water tests to determine the extent and points of entry for water infiltration. SRG assisted the Owner in the contract negotiation phase and then performed construction observation and contract administration services during the construction phase of the work.
