Building Usage: Mixed use residential apartment and office building

Number of Stories:  8 stories

Construction Contract Value: $1.1 Million (approximate)

Type of Work: Concrete balcony repair, application of balcony traffic bearing coating, and façade rehabilitation to stabilize and repair masonry distress and structural repair of deteriorated exposed exterior concrete beams and columns.

SRG’s Role: SRG was retained to investigate unstable (displaced/bulged) masonry walls as well as rehabilitate extensive concrete deterioration at cantilevered concrete balconies.  SRG performed an assessment of the three (3) existing balcony tiers as well as the exterior façade which involved both historic and non-historic portions. Remedial work involved re-pointing portions of the facades, restoration of the deteriorated concrete beams and columns, demolition and repair of bulging portions of the historic brick masonry façade, as well as installation of wall flashings, repair and coating of the concrete balconies and repair of deteriorated concrete structural elements throughout the exterior envelope. SRG prepared a remedial design package which was incorporated into the architect’s bidding and construction documents used to competitively bid and then negotiate the project on behalf of the Owners SRG served as the Engineer of Record and provided construction observation and supplemental consulting services during the construction phase of the work.

Building Usage: Renovation and conversion to upscale apartments

Number of Stories: Seven (7) stories

Construction Contract Value: $500,000 (approximate)

Type of Work: Masonry façade survey and repair/rehabilitation consulting to address deteriorated masonry mass wall system. Rehabilitation involved repointing, re-caulking and the removal and replacement of window head lintels and the repair of cast stone elements.

SRG’s Role: SRG was retained by the Owner/Developer to investigate the building’s masonry façade, prepare a scope of work and estimated repair quantities to address the documented deficiencies. SRG prepared remedial repair drawings to address the various maintenance and repair related work items. SRG also solicited competitive bids on behalf of the project Architect and Owner.  SRG facilitated with establishing a contract and then performed the construction phase spot check inspections to confirm the mock-up work was performed as required and that the repair quantities were being invoiced accurately.
