Number of Stories: Two (2) stories

Construction Contract Value: $500,000 per phase (approximately)

Type of Work: Evaluation and repair design to address structural deterioration and waterproofing issues at four (4) existing plazas that were constructed upon four (4) individual one (1) level below grade pre-cast pre-stressed concrete parking garage structures. The project was broken into four (4) separate phases and involved the enhancement and modernization of the plaza hardscaping and landscaping, removal and replacement of the plaza waterproofing and the implementation of certain structural repairs to the foundation walls to address structural cracking issues.  The landscaping design incorporated an intensive planting system that covered approximately one third of the garage structure below while the plaza area received a pre-cast concrete paver in a pattern along the side of and within the private patio areas. Planter walls and stand alone planters and wood privacy fencing was installed at the plaza level. Under a prior rehabilitation phase, the garage soffit (ceiling) located immediately below the plaza structure also received column repairs as well as strengthening in the form of grouted coupled reinforcing bars to address the tendon bond loss encountered in the hollow core planks at isolated locations. An expansion joint was installed at the transitions between the plaza deck and the adjacent structures.

SRG’s Role: SRG was retained to perform an investigation of the plaza deck waterproofing system and perform a condition assessment of the plaza’s and garage structures. Based on our findings SRG developed a design package for the plaza and garage structural repair, and waterproofing replacement. SRG also worked collaboratively with the Owner to develop the architectural finishes and materials they desired for incorporation into the plaza hardscaping design. This design package was competitively bid after which SRG assisted the Owner in the contract negotiations and performed construction observation and contract administration services during the plaza and garage construction phases

Park Sutton Condominium
Silver Spring, MD

Building Usage: Occupied Condominium Building

Number of Stories: Nine (9) stories

Construction Contract Value: $1 Million (approximately)

Type of Work: Evaluation and repair design to address structural deterioration and waterproofing issues with an existing plaza and two (2) level garage structure, enhancement and modernization of the plaza hardscaping and landscaping, removal and replacement of the plaza waterproofing and chemical injection of foundation walls to address water leakage issues.  The landscaping design incorporated an intensive planting design that covered over half of the plaza area while a concrete paver surfacing was installed along the drive isle and side walk areas. Planters, seating areas, a fountain were installed at the plaza level as well as guard railings along the perimeter edges of the elevated plaza.  The plaza structure also received an expansion joint along the plaza-to-building transition.

Based on our findings SRG developed a design package for the plaza and garage structural repair, and waterproofing replacement. SRG also worked collaboratively with a Landscape Architectural firm who was retained by the Owner. This design package was competitively bid after which SRG assisted the Owner in the contract negotiations and performed construction observation and contract administration services during the plaza and garage construction phases

Van Ness East Condominium
Washington, DC

Building Usage: Occupied Condominium Building

Number of Stories: 12 stories

Construction Contract Value: $3.5 Million

Type of Work: Evaluation and repair design to address structural deterioration and waterproofing issues with an existing plaza and two-level garage structure, enhancement and modernization of the plaza hardscaping and landscaping, associated structural strengthening, removal and replacement of the plaza waterproofing and expansion joint systems and replacement of a large steel framed building entrance canopy.

SRG’s Role: SRG was retained to perform an investigation of the plaza deck waterproofing system and perform a condition assessment of the plaza and garage concrete structure. Based on our findings SRG developed a design package for the plaza and garage structural repair, and waterproofing replacement. SRG also worked collaboratively with an Architectural firm who was retained by the Owner after an interview process that SRG facilitated. The selected Architectural firms then worked in unison with SRG in the development of new plaza features given the structural limitations of the existing construction. Where strengthening was required SRG facilitated in the design of the structural alterations and external (carbon fiber) reinforcement design. This design package was competitively bid after which SRG assisted the Owner in the contract negotiations and performed construction observation and contract administration services during the plaza and garage construction phases.  During the construction, major changes to the architectural features were made by the Owner to include a fountain and sculpture and SRG developed the necessary structural design modification documents and worked with the Contractor to avoid major delays and excessive cost overruns. An interior designer was retained to develop a new canopy design with an intricate wood finish and this canopy construction was coordinated into the plaza and garage project. The landscaping incorporated an extensive planting design that would accommodate the plaza’s limited superimposed dead load capacity. The project resulted in an enhanced appearance that is very attractive and requires significantly less annual maintenance.
